Overview

Lantower Luxury Living is currently hiring for a Regional Manager to oversee our Dallas, TX multifamily portfolio. The Regional Manager is responsible for effectively managing the operations of the portfolio, including general administration and maintenance of the properties, leadership of personnel, and development of financial budgets. Additionally, they will be responsible for meeting NOI expectations and managing property analysis and reporting of the results to management. Responsibilities

  • Oversees and manages all facets of the day-to-day operation of properties within an assigned portfolio to meet or exceed the established financial, operating, business, and resident satisfaction goals, and achieve the investment vision for the portfolio.
  • Analyzes market conditions, occupancy trends, and competitive pricing and makes relevant suggestions for adjustments to market rents, leasing incentives, and resident retention programs.
  • Assists in the development of the annual operating and capital budgets for the properties within the assigned portfolio by assessing and analyzing market and other relevant data and uses operating and financial statements and other data-driven reports to monitor, forecast, and track the financial performance of the portfolio and proactively take steps to meet NOI and other budget expectations.
  • Recruits, hires, trains, develops, and manages associates by following and complying with the Company’s established talent acquisition and Human Resources policies and procedures, sets standards and expectations related to associate and property team performance, and applies a variety of techniques and methods for developing and educating associates and optimizing both individual and team performance.
  • Conducts annual and routine property inspections of the physical aspects of properties and performs detailed audits to ensure compliance with the Company’s standards and policies related to the financial, reporting, and legal and regulatory requirements for operating the properties. Reviews audit and inspection reports and findings to identify deficiencies and/or opportunities for elevating performance, and coordinates with onsite teams to develop and implement action plans. Makes capital improvement recommendations to the appropriate internal experts, and tracks and monitors capital projects in progress.
  • Works with onsite managers and other internal resources to develop and implement resident satisfaction programs to improve the resident experience and boost resident retention, and leverages marketing resources to develop engaging and persuasive marketing campaigns and comprehensive plans to meet leasing and retention goals and promote the Lantower Residential brand at the property level.
  • Oversees and manages the services provided by external resources, vendors, and other suppliers as needed for the day-to-day operation of the properties, identifies opportunities for reducing costs and/or establishing revenue-sharing programs, and ensures vendor compliance with the Company’s vendor requirements for mitigating risk and ensuring safety.
  • Participates in and supports cross-functional initiatives to improve property operations by testing and piloting new technologies and innovations that drive efficiencies, streamline operations, increase existing or add new revenue sources, and enhance the resident experience.
  • Maintains productive relationships with business leaders and investors tied to the assigned portfolio and engages as requested or needed to provide data-driven updates on the performance of individual assets and the assigned portfolio and evaluate portfolio performance against competitors and market conditions.
  • Performs other duties as assigned.

Qualifications

  • Bachelor’s degree from an accredited college or university.
  • 3+ years of related regional experience in the multifamily industry. Class A property experience is required.
  • Strong knowledge of Entrata products.
  • Proficiency in Microsoft Outlook, Word and Excel.
  • Ability to review, understand and report financial information.
  • Excellent interpersonal communication skills, including the ability to motivate and lead a team.
  • Able to multitask and meet deadlines in a timely and organized manner.
  • Strong understanding of the Dallas market.
  • Capable of traveling up to 50%.
