Responsibilities

  • Supervises the maintenance team and creates efficient schedules for maintenance activities, including make readies and service requests.
  • Communicates assignments to the maintenance team and monitor the work load throughout the day to make sure that tasks are completed timely and efficiently.
  • Assists the Community Manager in recruiting and interviewing potential maintenance team members.
  • Prioritizes and expedites emergencies, ensuring timely resolution. 
  • Coordinates preventative maintenance for community and apartment appliances and equipment. 
  • Manages the make ready process, from assessment to completion, including communication with vendors and reporting to the Community Manager. 
  • Monitors repetitive repairs, identify causes, and collaborate on solutions. 
  • Maintains accurate records in OneSite, address safety issues, and provide input for associate performance evaluations. 
  • Participates in service requests, repairing and replacing appliances, plumbing systems, and HVAC/electrical systems. 
  • Performs other duties as assigned.

Qualifications

  • High School Diploma or equivalent 
  • 5-7 years of related maintenance experience and/or training; at least 3 years of apartment maintenance experience required
  • EPA certification Type I and Type II or Universal is required 
  • Pool Safety Certification is required 
  • Excellent customer service skills 
  • Strong leadership skills to build team morale and group commitments to goals and objectives
