Overview

Lantower Residential is growing and we are currently hiring for a Development Project Manager. The Developement Project Manager will work in conjunction with the Development Team on due diligence, securing zoning and entitlements, reviewing and advancing design development drawings, selecting the general contractor and consultants, and assisting in creating a working construction schedules and budget. Once the project has commenced, the project manager will be the company’s representative throughout construction. During the construction phase, the responsibilities will consist of tracking project expenses and progress, coordinating vendor compliance requirements, managing invoices and completing monthly draw requests, quality control, and collecting and organizing project progress photos. Responsibilities

  1. Assist Preconstruction with estimates through review of general conditions, schedule, and constructability matters.
  2. Monitor projected cost summary reports for completeness, accuracy, and timeliness of maintenance.
  3. Responsible for accurate/timely project documentation and job file maintenance in office and field.
  4. Review job sites on a regular scheduled basis, to observe schedule progress, quality control, and compliance with contract documents
  5. Proactively communicate project schedule, cost, safety, quality, and turnover status to the development team and other departments as needed.
  6. Review and assist in negotiation of 3rd party contracts.
  7. Monitor pay requests and payment receipt on 3rd party work.
  8. Ensure adoption of company systems and processes for construction operations management are met.
  9. Cost management and control: Monitor and monthly cost reports; maintain project budget; conduct analysis of project funding and impact to project cost and schedule as necessary; and manage and negotiate potential change orders.
  10. Establish close out procedures with general contractor at least 60 days prior to Substantial Completion; prepare and administer punch list, review testing reports, and ensure final inspections are progressing in accordance with turnover schedule.
  11. Manage and coordinate with the general contractor to ensure timely scheduling of inspections, re-inspections and issuance of Certificate of Occupancy.
  12. Conduct regularly scheduled project coordination meetings; prepare and distribute meeting minutes to project team.
  13. Provide weekly project status report to include updates to project progress, monthly pay app, schedule, budget, and potential issues.
  14. Perform other duties as assigned by Director of Investments.

Qualifications

Bachelor's degree in engineering, architecture, construction management, Business or related field is required. Candidates will have a minimum of 5 years of experience in ground up Multifamily/Commercial construction or development.  Multifamily experience is preferred.  

 

Proven track record in management and coordination of contracts, ability to manage and direct Consultants and General Contractors, and maintain relationships.

Possess strong initiative and effective organizational skills.

Ability to establish and maintain rapports and interact with various levels of professionals.

Proficiency in Microsoft Outlook, Excel, Word, MS Project, and Smartsheets.  Knowledge of Procore and other construction software a plus.

Ability to read, analyze, and interpret drawings and other documents related to the development process.

Excellent written and verbal communication skills.
